Just an update on previous posts. First of all, the acreage on Hwy 211 out from Newbern is under contract and slated to close on the 25th of July. We had several offers for this property. I cannot remember so much interest from prospective buyers on a farm and land. We must have shown that property 20 times in a 2 week period. We now have a larger list of customers wanting to purchase land.
Also, the 7+ acres on Bonicord Road closed last week for a purchase price of $30,500.
I thought both the seller and the buyer got a good deal.

My company just listed a farm(approximately 38 acres)and it is located on State Hwy 211 between Newbern and Trimble. The Dyer County map number is 042 and the parcel number is 010.00.
Currently this farm is in the federal set aside program(CRP) for 10 years and 7 of those years have passed. Currently there is 3 years on that contract and the yearly amount paid by the government is $2249.00(as per owner)
This is a beautiful piece of property with several great building sites available. However the owner will only sell this property as a whole.
If I were to buy this property, I would take about 1 acre out of the set aside program and build me a nice home. Then, when the remaining 3 years is past, I would either sell off 5 acre mini farms or fence off remaining area for cattle.
This property has approximately 36 acres on the northwest side of Hwy 211 and approximately 3 acres across the hwy. You could build at least two homes on that side of the hwy.

Seven + acres under contract
The property we have been talking about on this blog came under contract on Friday. The buyer is planning on building his retirement home. He currently works in Dyersburg and lives at the "Farms". Since their kids are grown and gone, they want to build a smaller home and build a shop behind their home. Their plans are for a brick (under roof sq feet of around 2100') home.
Currently there is not much listed acreage or farms out there but when something gets listed I will discuss it here. If you have some land that needs to be sold, there is absolutely not a better time than right now to sell.
We discussed a small tract being for sale on hwy 412 and Sorrels chapel Road. That property just closed sale at $50,000(which was a great buy)

New subdivision near Dyersburg

I just got off the phone with the developer of the new subdivision I have been talking about.The name of the subdivision is Saddle Ridge. The lots will range in size from .75 acres to 3 acres.The average price per lot will be $23,900. There are 46 lots with underground electric and water. The buyers will have to install a septic system. This new development is located just off Anderson Road which is about 2 miles from the Dyersburg city limits and about 2 miles from Hwy 412. (east of Dyersburg)The projected completion date for the new subdivision is April 1st, 2007. The lots can then be purchased at that time. I will be back here on Monday and put the plat up on this post.

farmland near Dyersburg,Tennessee
I received an e-mail request for more information on a 55 acre farm. That reminded me to tell our readers about this land. This farm has frontage on Ashley Road and State Hwy 412. This farm is adjacent to Trunkline Gas Company, which is a natural gas pumping station.
I would guess this farm is about 6-7 miles from Dyersburg(still in Dyer County) and about 40 miles from Jackson,Tn.
The price for this farm is $120,000. If you have access to the plat maps it is on Dyer county map 145 parcel 020.00. This property would be good for farming and I believe you could build a house or houses on this property.

demand for acreage is big!

I write a couple of other blogs and had no plans to start another blog but 1 out of 4 calls I receive everyday at Carousel Realty is from local people and out of state people looking for farms and acreage. So, here we go...................... I plan of discussing land and farms for sale and also mention particular customers and clients(names withheld). Hopefully, farm owners and realtors with farms listed will call me so I can let our readers know what is available. I will also discuss properties that are listed on our MLS.
First of all let me mention the nice farm I closed the sale of yesterday on Hogwallow road. It is 208 acres of very fertile farm land. I sold this farm to a farmer who was looking to increase his tillable acreage. He is active in farming his land and he plans to farm beans and corn on this property. This farm sold for $340,000 which is just over $1629 an acre. In my opinion, my client got a real buy.
Yesterday, I drove around with a couple looking for another farm to purchase. They have several farms that they own and rent out( just shy of 1000 acres). They told me they make more money renting out their farms for crop rent than they make from the local banks. If you are reading this and own a farm in the Dyersburg area and are ready to sell, this couple is ready to buy. I did show them a farm(off Sorrell's chapel Loop) which is 31 acres. In my opinion this ground is only good for farming and not building on. I have included a plat of this farm here on the blog.
I just got off the phone with a customer in Arizona who is looking to relocate to the Dyersburg area. He is specifically looking for a farm to subdivide so he and his kids can build homes. I believe I have him narrowed down to a farm but he is still considering other options.
